Kohler Home Additions & ADU: The Fort Worth Owner’s Guide

Bradford Remodeling Co Fort Worth installs additions and ADUs built around Kohler fixtures and finishes, with full-home addition projects in Fort Worth typically running $45,000 to $130,000, and standalone ADU construction ranging from $90,000 to $220,000. If you’ve got a Kohler tub, shower, faucet, or sink that’s failing inside an existing space you’re planning to expand, we handle the plumbing rough-in and fixture work as part of the larger project.

We’re an independent contractor, not affiliated with Kohler. But we work with their product lines constantly, because Kohler’s valve bodies, rough-in dimensions, and finish specifications are consistent enough that we can plan a whole addition around them without surprises. Most Fort Worth homeowners come to us because they want the new square footage to match the plumbing quality in the rest of the house, not fight it.

Here’s the thing about additions and ADUs in this market: the fixture brand matters less than the plumbing behind it. Kohler uses standard rough-in depths on most of their widespread faucets and shower valves, but there are compatibility gotchas, especially on their older trim kits. We’ll get into that below.

Which Kohler Models This Applies To

When we’re roughing in a new bathroom or kitchen as part of a Fort Worth addition or ADU, we reference Kohler’s valve platform before we ever open a wall. Their current production falls into a few recognizable families: Purist, Stillness, Components, Artifacts, and the older Forte and Devonshire lines. Each has its own trim-to-valve marriage, and you cannot mix them.

The gotcha we see most often on remodel work: a homeowner bought a Kohler Purist trim kit on clearance, but the existing rough-in valve in the wall is from the Devonshire era. The trim won’t seat. The valve body has to be swapped, which means cutting drywall, which changes the budget. In new construction additions, this isn’t an issue because we spec the valve and trim together from day one.

For ADUs specifically, we lean on Kohler’s Highline and Cimarron toilets, and their Bellwether cast iron tubs when the slab can take the weight. For shower valves, the Rite-Temp pressure-balancing platform is the workhorse. It’s been around since 2003, parts are available everywhere, and any licensed plumber in Fort Worth knows how to service it. That’s the kind of serviceability you want in a rental ADU.

Aftermarket valves and trim exist for Kohler rough-ins, but we don’t install them. Here’s our reasoning: Kohler’s own cartridges are ceramic-disc, their trim plates are finished in ways that resist the Fort Worth hard water better than most generics, and when a part fails inside the wall, we want the warranty chain to be simple. You call Kohler, or you call us. Either way, there’s a documented part number.

If you’ve got an existing Kohler fixture in a space you’re expanding, find the model number. It’s stamped on the back of the toilet tank, inside the tank lid, or on the underside of the sink. Kohler also prints it in the original manual if you still have it. That number tells us exactly what we’re matching.

Signs Your Kohler Home Additions & ADU Is Failing

Most fixtures don’t fail on a schedule. They fail because Fort Worth’s water chemistry, temperature swings, and hard use find the weakest point. Here’s what we see on service calls and pre-addition walkthroughs:

  • Shower valve handles turning stiff or refusing to hold temperature. The Rite-Temp cartridge’s internal balancing spool is gunked with mineral scale from Fort Worth’s hard water. Replacing the cartridge is usually the fix, not the whole valve.
  • Slow drip from the tub spout when the shower is running. That’s a diverter gate worn out inside the spout itself. On Kohler tub spouts with a pull-up diverter, the spout threads often corrode to the copper stub-out. We’ve pulled spouts off that took the pipe with them.
  • Water seeping at the base of the toilet during hot weather. The wax ring has failed, or the flange is cracked from slab movement. Fort Worth’s clay soils expand and contract constantly. This is not a Kohler-specific problem, but we see it more in additions where the slab wasn’t properly cured before flooring went down.
  • Finish flaking or pitting on handles and trim. Hard water plus aggressive cleaning chemicals eats through even Kohler’s PVD finishes eventually. Once the plating breaches, the brass underneath starts corroding. Touch-up won’t fix it; the trim needs replacement.
  • Hairline cracks in a Cast Iron tub’s enamel. This shows up when the tub was set poorly and flexes under weight. Kohler’s cast iron is heavy and brittle if not bedded properly. A crack in the enamel means moisture gets to the iron, and you’ll see rust stains at the crack line within a year.

Replacement Cost & What’s Included

For a full home addition in Fort Worth with Kohler fixtures included, you’re looking at $45,000 to $130,000. That’s the honest range based on square footage, foundation work, and finish level. ADU construction runs $90,000 to $220,000, depending on whether it’s detached or attached, slab or pier-and-beam, and how much site prep the lot demands.

Within that, the plumbing fixture line item for a bathroom built on Kohler: expect $3,000 to $8,000 for the toilet, tub or shower unit, valve, trim, lavatory sink, and faucet. That’s materials. The rough-in plumbing behind it, including the valve body, supply lines, drain work, and venting, is a separate line item that typically runs $4,000 to $10,000 per bathroom in an addition, depending on how far the wet wall sits from the existing stack.

Every Bradford Remodeling quote is a written, line-item price before work starts. If the Kohler fixture you want carries a manufacturer’s warranty, we register it on your behalf. Our own work is covered by the 365-Day Done Right Promise: if anything we installed fails within a year, we return and make it right at no charge. That’s in writing, in your hand, before any tools come out.

DIY or Call Us?

A homeowner in Fort Worth can reasonably handle replacing a Kohler faucet cartridge, a toilet flapper, or a showerhead. Those are designed for owner service, and Kohler’s documentation is clear about it. What you shouldn’t touch: anything involving cutting into walls, moving drain lines, or disturbing the valve body inside a wet wall.

We say this because we’ve had to correct the results. A homeowner in the Fairmount area tried to swap a shower valve on his own, cross-threaded a brass fitting inside the wall, and didn’t find out until the ceiling below started staining. That $80 valve turned into $2,400 in drywall, insulation, and repiping. Water inside a wall or slab doesn’t announce itself until it’s expensive.

If you’re building an addition or ADU from the ground up, the plumbing rough-in isn’t a weekend job. It’s coordinated with framing, electrical, HVAC, and the city’s inspection schedule. If you’re already holding a Kohler fixture that needs to be worked into a project, call (682) 204-4897. We’ll give you a straight read on whether it’ll work and what the install will run.
