PGT Home Additions & ADU: The Fort Worth Owner’s Guide

Full home additions and ADU construction in Fort Worth typically run $45,000 to $130,000 for a standard addition, while a detached accessory dwelling unit ranges from $90,000 to $220,000 depending on size, foundation work, and utility runs. When a Fort Worth homeowner calls us about an addition or ADU using PGT windows and doors, the conversation usually starts one of two ways: either the existing structure has a failing PGT component that has to be addressed before the addition can tie in, or they’re planning new construction and want PGT products specified correctly from day one. Bradford Remodeling Co Fort Worth is an independent contractor, not affiliated with PGT, but we work with their product lines regularly and know their installation requirements cold.

Most owners discover a problem when water starts showing up where it shouldn’t: a soft spot near the window frame, staining on the interior drywall, or a door that suddenly won’t latch. PGT builds impact-rated products for coastal and high-wind zones, which means their frames and glazing are heavier than standard residential units. That weight changes how the rough opening has to be framed, and when someone skips that step, the failure shows up within two or three years.

Which PGT Models This Applies To

PGT’s residential lines that show up most often in Fort Worth additions and ADUs are the WinGuard series (aluminum and vinyl), the PremierVue series, and the SpectraGuard line. WinGuard is the heavy hitter: aluminum or vinyl frames with laminated impact glass, built around Miami-Dade and ASTM standards. The aluminum WinGuard frames run thicker than vinyl, which matters when your addition’s rough openings were framed for standard windows. If the original builder framed for a 3¼-inch aluminum jamb and someone drops in a thinner vinyl unit, you’ll get shim packs that compress and doors that bind within a season.

Identifying the exact unit is straightforward if you know where to look. PGT etches the glass in a corner with the product series, glass make-up, and the year of manufacture. The frame will carry a smaller label inside the track or on the head with the order number. If you can’t find either, measure the visible glass width and the overall frame depth, then give us a call. We can usually identify the series from those two numbers.

On the OEM versus aftermarket question for PGT: we recommend staying with PGT or a PGT-authorized replacement whenever the unit is impact-rated. No-logo aftermarket glass rarely carries the same certification, and in Fort Worth’s hail corridor that’s not a corner worth cutting. For non-impact PGT units, quality aftermarket sashes and hardware exist and can save you 15 to 20 percent, but the frame dimensions have to match within an eighth of an inch.

Signs Your PGT Home Additions & ADU Is Failing

  • Condensation between the glass panes. This means the seal has failed and the inert gas fill has escaped. Once the seal goes, the unit’s insulating value drops and the glass will eventually cloud permanently. On impact-rated PGT units this is a glass-pack replacement, not a DIY reseal.
  • The door or window won’t stay square in the opening. PGT impact units are heavy. When the rough opening wasn’t load-rated for the weight, the header sags and the frame torques. You’ll notice the corner joints start to separate and the lock point misses the strike plate.
  • Water staining at the sill or top corners. On Fort Worth slab-on-grade additions, the usual culprits are missing sill flashing or a pan that was never installed under the door. PGT’s installation specs call for a pan flashing under every exterior swinging door, and when that’s skipped, water finds the subfloor.
  • Rollers or hinges worn to the point of dragging. PGT sliding glass doors in ADUs take heavy daily use. When cottonwood pollen and North Texas dust settle into the track and grind against the rollers, they wear flat. The door drags, then jumps the track.
  • Cracks in the stucco or siding radiating from the window corners. This one’s structural. It means the addition’s wall moved or the window buck wasn’t anchored to the framing correctly. The window may still operate, but the opening is now out of spec, and the fix is more than a caulk bead.

Replacement Cost & What’s Included

A wide opening with a new beam where the kitchen wall was removed

When the PGT component is part of a larger addition or ADU project, the window and door line items in Fort Worth typically fall between $8,000 and $25,000 for a full impact-rated package, depending on the number of openings and whether you’re using aluminum or vinyl frames. A single PGT door replacement, installed, usually lands in the $2,500 to $6,000 range. The full addition cost of $45,000 to $130,000 covers everything from foundation and framing through drywall, electrical, HVAC tie-in, trim, paint, and the PGT fenestration package.

What moves the number: slab work (Fort Worth has expansive clay soils, so piers or a beefed-up foundation may be required), the number of windows and doors, whether the roof ties into the existing hip or gable, and how far the utility runs are from the main panel and water heater. Every quote from Bradford Remodeling lists these line items separately. Labors, materials, permits, and disposal all get their own number. The price you’re given before we start is the price on the final invoice, and the 365-Day Done Right Promise covers the completed work in writing for a full year. If the PGT unit we installed fails inside that window, we come back and correct it at no charge.

DIY or Call Us?

If you suspect a failing PGT unit, there are a few things you can check safely. Open and close the door or window slowly and listen for grinding. Inspect the exterior caulk joint where the frame meets the cladding; if you can slide a putty knife behind it, water’s getting in. Look for the PGT etching in the glass corner so you have the series and year ready when you call.

What you should not do is attempt to pull and reset an impact-rated PGT unit yourself. These units weigh significantly more than standard windows: a single impact-rated sliding door panel can exceed 150 pounds. A dropped winGuard sash breaks more than itself. It breaks the threshold, the framing, and occasionally the person holding it. Rough-opening correction, header work, flashing, and frame anchoring are all tasks where the mistakes are expensive and not always visible until the next big storm. If you want a straight answer on whether the opening is salvageable, call (682) 204-4897 and describe what you’re seeing. We’ll tell you what we think before anyone schedules a visit.
