Cover Home Additions & ADU: The Fort Worth Owner’s Guide

A full home addition or ADU in Fort Worth runs $45,000 to $130,000 installed, depending on square footage, foundation work, and whether we’re tying into existing HVAC and electrical or running new services. We stock Cover-compatible components and work with Cover’s specification sheets daily, which means we can match parts to your model without a week of back-and-forth. Most owners find out their addition isn’t performing when they walk through it in July or January. The room won’t hold temperature, or there’s a seam separating where the new slab meets the old, or a door stops latching because the framing shifted. That’s when a vague annoyance becomes a specific failure with a specific fix.

Which Cover Models This Applies To

Cover works differently than traditional stick-built additions. Their prefabricated wall and roof panels arrive with pre-cut openings, integrated chaseways, and a proprietary connection detail where panels meet the existing structure. If you’ve got the original Cover order documents, there’s a panel schedule with a series code on the corner of each sheet. That code tells us panel thickness, insulation type, and the fastener pattern your specific build requires. Without it, we measure panel thickness at the base and at the roof line, because Cover has changed panel specs across model years and a 2019 panel does not always accept the same fasteners as a 2024 panel. That’s the compatibility gotcha most owners hit: a part that looks right, measures close, and still leaves a 3/8-inch gap because the connector channel changed. We’ll spec OEM Cover parts when your build is under warranty or when the exact panel tolerances matter for weatherproofing in a North Texas storm season. For everything else, we use aftermarket equivalents from suppliers we’ve vetted against Cover’s own spec sheets. Bradford Remodeling Co Fort Worth is an independent contractor, not affiliated with Cover, which is exactly why we read the spec sheet instead of assuming.

Signs Your Cover Home Additions & ADU Is Failing

  • Temperature drift between rooms. The addition won’t stay within five degrees of the main house, which almost always means the wall-to-roof connection has opened up and your conditioned air is leaking into the attic.
  • A visible seam at the slab or stem wall. Fort Worth’s clay soil expands and contracts hard between wet springs and dry summers, and Cover additions on pier-and-beam or slab-on-grade both move. A hairline seam is normal. A gap that catches a nickel is not.
  • Doors that latch in the morning and stick by afternoon. This is differential settlement between the original home and the addition. Cover panels are rigid, so the movement shows up at the doorway first.
  • Drywall cracking at the panel joints. If the cracks run in a straight vertical line, that’s a panel seam working. If they spiderweb, it’s moisture. Either way, it’s not cosmetic and it won’t stay patched.
  • Water staining at the ceiling or window corners. Cover’s integrated flashing works when it’s installed in the right order. When a corner gets wet, the flashing sequence was almost always skipped or a seal pulled loose during the original build.

Replacement Cost & What’s Included

For a Fort Worth home addition or ADU, plan on $45,000 to $130,000 installed. That includes the panel replacement or connection repair itself, any framing corrections at the tie-in, flashing, drywall repair at the seams, and a written line-item price before we start. What moves the number is square footage, whether we’re replacing a single failed wall section or a whole roof panel, and whether your existing electrical or HVAC has to be relocated. We don’t change the number at the door. Curtis Lane reads the job site before he reads the quote, which means the scope doesn’t grow legs mid-project. Every Cover addition we do in Fort Worth carries the 365-Day Done Right Promise in writing: if the work fails within a year, we come back and correct it at no charge.

DIY or Call Us?

You can check the obvious stuff safely: run a hand along the panel seams for daylight, check door latching at different times of day, and note where the temperature drops first. But the actual repair on Cover panels is not a weekend job. The panels carry structural load, the tie-in details affect how the whole addition weathers a Fort Worth ice storm or a May hailstorm, and an incorrect fastener pattern can void your remaining warranty. We’re not going to hand you a step-by-step for separating a load-bearing wall panel. If you’ve got a seam opening or a door that won’t latch, call (682) 204-4897. We’ll come measure, give you the written price, and tell you honestly whether it’s a repair or a replacement.
