Wellborn Home Additions & ADU: The Fort Worth Owner’s Guide

A Wellborn home addition or ADU (accessory dwelling unit) in Fort Worth typically runs $45,000 to $130,000 depending on square footage, foundation work, and whether you’re adding a bedroom wing, a second-story bump-out, or a standalone backyard unit. We install and build these projects with Wellborn cabinetry as the interior anchor, and we stock the trim, touch-up kits, and replacement hardware that keep existing Wellborn built-ins functioning. Most Fort Worth owners call us after they notice a door that won’t square up, a drawer slide that’s chewed through, or finish damage from a Texas summer’s humidity swing.

When a Wellborn cabinet box or door fails inside a new addition, the problem is almost never the Wellborn product itself. It’s usually the substrate behind it: a wall that shifted during the dry season, a slab that settled, or moisture that got behind the box from a flashing detail that was never sealed right. That’s the difference between swapping a hinge and fixing the actual cause. We do both, and we document which one you’re paying for.

Which Wellborn Models This Applies To

Wellborn builds across several series lines, and the compatibility question comes down to door profile, box construction, and finish code, not the model name on the original invoice. The Premier Series uses full-overlay doors with concealed hinges; the Estate Series runs inset doors with exposed barrel hinges and a different reveal; the Essentials line (often builder-grade in Fort Worth new construction) uses standard overlay doors with face-frame boxes. Measuring the overlay tells you which hinge plate and which door gap you’re matching.

If you’re adding onto an existing Wellborn run, match the finish code stamped on the back of a drawer front or the inside of a door. Wellborn thermal foils, painted finishes, and natural stains carry distinct codes, and a stain matched to “honey” from one batch year won’t always sit right against a door made three years later. When we can’t get an exact OEM door, we order from Wellborn’s current catalog or fabricate to spec through our cabinet shop. For aftermarket hardware, Blum and Salice undermount slides are drop-in replacements for most Wellborn boxes built after 2005. Pre-2005 boxes often take side-mount epoxy slides, and that’s where DIY orders go wrong.

Signs Your Wellborn Home Additions & ADU Is Failing

  • Doors that snap back or won’t close flush. This usually means the hinge plate has pulled loose from the box or the door has warped slightly from Fort Worth’s summer humidity. The door may be fine; the mounting point is what failed.
  • Drawer slides that grind or catch halfway. Dirt builds in the roller track, the slide loses its bearing, or the box has racked from settlement. If the drawer box itself is square, a slide swap fixes it; if the box isn’t square, you’ll replace the drawer or shim the cabinet.
  • Finish clouding or peeling near the sink or dishwasher. This is moisture intrusion, not a finish defect. The seam between cabinet and countertop, or the dishwasher’s heat vent, is directing steam into the face frame. Fix the flashing or vent, then address the finish.
  • Gaps between the crown molding and the ceiling. In an addition, this says the new slab or framing is moving relative to the existing structure. Caulking the gap hides it for a season; the fix is checking the foundation or the truss connection.
  • Cabinet boxes pulling away from the wall. The cleat screws were driven into drywall anchors instead of studs, or the wall itself has bowed. Either way, load-bearing boxes need to come down, be re-set, and re-anchored before someone gets hurt.

Replacement Cost & What’s Included

A stone counter, tile backsplash and open shelf after a kitchen remodel

For Fort Worth homeowners adding a room with a full Wellborn cabinet run, the addition itself lands between $45,000 and $130,000 depending on square footage, foundation type, and whether you’re tying into existing HVAC or running a new zone. A standalone ADU with a kitchenette and bath runs $90,000 to $220,000 when built to code with proper setbacks and utility connections. If you’re just replacing Wellborn doors, drawer fronts, or hardware inside an existing space, that’s parts and labor priced by the piece, and you’ll see a written line-item quote before anything gets ordered.

Every number we give includes the permit when one’s required, the labor to install correctly, and the disposal of old material. What drives the range up: soil conditions that need piers, long utility runs from the panel or meter, and second-story work that requires temporary support walls. What keeps it down: a flat slab with accessible attic space, existing HVAC capacity, and a straight run of interior work. The 365-Day Done Right Promise covers the entire project in writing. If a door binds, a drawer fails, or a cabinet box separates within the first year, we come back and fix it at no charge.

DIY or Call Us?

You can safely check a few things yourself: confirm the hinge screws are tight, look for finish codes inside the drawers, and measure your door overlay with a tape measure before you order anything. What you shouldn’t do is pull a fully-loaded upper cabinet off the wall, re-level a box that’s been racked, or attempt to modify a Wellborn box the wrong size for a space. A loaded upper cabinet can weigh 200 pounds or more. When it lets go, it takes the door, the glassware, and whoever’s underneath it with it.

Electrical and gas lines run through the walls where additions tie in, and moving those is licensed work. If your Wellborn cabinetry is inside a space we’re adding or converting, call (682) 204-4897 and ask for a free estimate. Curtis Lane will walk the site first, look at what’s holding your existing Wellborn boxes to the wall, and give you a straight scope and a firm price in writing before any work starts.
